  1. Once we have assessed your property,  we would advise you of your legal obligations to ensure that the property is fully compliant, and then agree a rental valuation.
  2. We will commence marketing the property to ascertain suitable tenants thorough our web-site and the major property portals, Zoopla, Prime Location, Open Rent.
  3. At this stage we will liaise with you to ensure you are happy with the applicants. We will reference all tenants to ensure peace of mind and will confirm further details in order to proceed.
  4. The tenancy term will be agreed in advance, whether it be a six month or twelve month, and a draft copy of the tenancy agreement will be sent out to the tenant in readiness for signing, this can be done digitally.
  5. Should you chose we are able to sign the tenancy agreement on your behalf. The first month’s rent and a security deposit will be required and paid in prior to handing over the keys.
  6. In view of the new regulations the deposit can only be for a maximum of five weeks in total.
  7. At Power Property Management we use the Tenancy Deposit Scheme custodial scheme for the deposit holding, whereby we will send this to the TDS for safekeeping, and issue the Certificate and Prescribed Information.
  8. A full inventory listing will be carried out, containing colour photos and an in-depth description of the overall condition of the property. This will portray an honest view, as this document will be required to provide evidence when the tenant vacates.
  9. Meter reading will be taken where possible. Once the tenant has paid the funds, signed the tenancy agreements, and the keys and paperwork have been handed out, we will process the rent and send you out a rent statement showing the transaction.
  10. At this stage the tenant will be advised of the out of hour telephone number, or for our Tenant Finding service your contact details in the case of an emergency – in the event of an emergency, we do not want the tenant calling a contractor and getting an unexpected invoice being presented for payment!
  11. As part of the fully managed process, we will arrange with the tenants regular property visits. On these visits we will look to report that the tenants are treating the property respectfully, and as this stage will ascertain if there are any maintenance issues and that the smoke and CO detectors are in working order. We will then report back to you with our findings.
  12. If a maintenance issue occurs, in the first instance we will look to make you aware, and will liaise with you to arrange a contractor visit. The invoice received will then be deducted off the next month’s rent statement. In the un-likely event that we are unable to contact you, we will look to manage the situation in your behalf to limit any potential damage.
  13. Hopefully the tenancy will run smoothly, however, should we have the need for possession for whatever reason, we will undertake the serving of Notices on your behalf.
  14. If the event of the tenant giving notice to vacate, we would look to liaise with you and the tenant to be able to re-market the property in order to minimise any void periods.

The Introduction service is ideally suited for landlords who are experienced in the day to day running of their property but would like assistance with initially letting the property and thereafter they wish to self-manage all aspects of their property letting.

Option 1 –

  3. Interviewing and Vetting Tenants before viewings to make sure they meet requirements
  4. Assured Shorthold Tenancy contract.
  5. Collection of first month’s rent & deposit
  6. Deposit protection – Uploading tenants deposit to the Tenancy Deposit Scheme.
  7. Credit, Reference & Affordability check.
  8. Meter Readings taken.
  9. Full basic inventory check.

 

Option 2 –

  1. Advertising on our online platforms & shop window.
  2. Conducting all viewings via an open house slot

The Fully Managed Letting Service is a comprehensive service designed to maximise the benefits of your property lettings, and at the same time, to minimise the effort for you. That is, it aims to remove any hassle for you in managing tenanted properties.

This service provides you with the additional convenience and reassurance that all maintenance and administration for your property will be dealt with professionally on your behalf.

Full Management From 7% Includes: 

  • Collect and remit the monthly rent received. 
  • Pursue non-payment of rent and provide advice on rent arrears actions.
  • Deduct commission and other works.
  • Advise all relevant utility providers of changes.
  • Undertake up to three routine visit’s per fixed term tenancy, and notify the landlord of the outcome.
  • Arrange routine repairs and instruct approved contractors only with no extra hidden fee’s.
  • Hold keys throughout the tenancy term.
  • Rent Collection only, from 3% or minimum £25 which ever is the lowest.
  • Independent Property Manager looking after your investment.
  • One to One annual review of your property / portfolio to discuss current market conditions, rent increases and any repairs required to the property.

An EPC is a home energy survey that shows you how energy efficient your home is and includes a list of recommendations on how to improve your energy efficiency. It’s a legal requirement to have an EPC if you’re selling, leasing or renting a property. But even if you’re not selling your home, it’s worth having a look at your property’s EPC to find out what you can do to reduce your energy bills and carbon emissions.

An EPC will give your property an energy rating from A (very efficient) to G (inefficient) and is valid for 10 years.

  • EPC Certificates – £85 Per Property.

 

An Electrical Installation Condition Report (EICR) is a report carried out to assess the safety of the existing electrical installation within a property and is used to describe its condition. Parts of the system that are reported on include consumer units, protective bonding, lighting, switches and sockets etc. Its purpose is to confirm as far as possible whether or not the electrical installation is in a safe condition for continued service.

  • EIRC (Electrical Installation Condition Report) – £185 Per Property.

 

As a landlord you need a Gas Safety Certificate or CP12 for every gas appliance in your rental property. It’s a legal requirement and each individual certificate has to be renewed every year. Without them you risk a hefty fine, and the appliances may be unsafe for tenants to use.

  • Landlord Gas Certificate – £95 Per Property.
